    Resell My Apartment OOD (Resellmyapartment.com) is an established real estate agent with offices in Bansko Bulgaria and Sunny Beach Bulgaria and which specializes in the resale of private apartments for resale owned principally at this time by English and Irish owners.

    Our resale coverage areas on the Black Sea are St. Vlas, Sunny Beach, Nesebar, Ravda, Pomorie, Elenite and to a smaller extent south of Burgas in Sozopol, Kitten and Lozenetz resales.

    Our resale coverage area in the ski resorts of Bulgaria is in Bansko and to a lesser extent Pamporovo and Borovets resale.

    All of our apartments for resale are privately owned, are Act 16 and with notary deeds. Since each owner is a private person it is also possible to negotiate on the sale price and payment terms.

    Our firm and agency is paid by the seller.

    As a buyer you are responsible for the following during your purchase:

  1. At the notary on the day of the sale the Stamp tax on the deed, approximately 3% of the sale amount as listed on the notary deed
  2. The notary deed filing and creation fees, approximately 200 euros
  3. Your solicitor fees if you choose to hire one of 300 - 500 euros.

    During your purchase there are several documents prepared and researched for the sale to legally proceed at the notary office:

  1. A document from the municipality court declaring that there are no mortgages, loans or judgements against the property
  2. A document declaring that all utility bills are paid in full
  3. A document from the municipality that the apartment is registered and in the local city planning database/records and is registered in the tax office
  4. A document from the local tax administration that the property taxes are paid in full.
    (Property taxes in Bulgaria are generally 100 - 200 leva a year)

    It is possible to negotiate with the owner payment terms over several months. This requires the preparation of a preliminary contract between the buyer’s solicitor and the seller’s solicitor and this contract is registered at the court. The buyer does not receive the notary deed until the final payment is made in full. However the seller cannot stop the sale during the period of the contract if the terms and payments are made by the buyer as specified.
